Overview

Welcome to East Cobb

Nestled among the hilly terrain of Cobb County, just northwest of Atlanta, East Cobb is one of the most stable and sought-after real estate submarkets in metro Atlanta. Money Magazine named it the best place to live in Georgia in 2016, citing median property values, economic strength, and quality of life. It remains consistently rated among the best communities in the Southeast.

East Cobb is unincorporated, governed by Cobb County rather than a city government. Many residents carry a Marietta mailing address despite not residing within Marietta city limits. If it were to incorporate, the area's population of 175,000 to 205,000 would make it the second largest city in the Atlanta metro region, behind only the city of Atlanta.

For buyers, East Cobb comes down to one primary decision: which of the Big 3 high school districts defines your family's priorities.

The School Zone Decision

The Big 3 Districts

East Cobb real estate is driven by high school districts more than any other factor in the Atlanta metro area. Buyers relocating from out of state specifically target one of the three nationally ranked districts below. Which academic culture fits your family determines which neighborhoods to focus on.

School District Academic Culture Real Estate Profile Primary Communities
Walton High School Prestige / Ivy pipeline. Nationally ranked, high AP participation, competitive academic culture. Luxury estates and country club communities. Highest price point of the three zones. Indian Hills, Timber Ridge, Terrell Mill Estates
Lassiter High School STEM and innovation focus. Strong robotics, engineering, and science programs. Traditional swim/tennis communities. Broad price range from mid $400s to $800K+. Riverview, Shallowford Falls, Chimney Lakes
Pope High School Arts and community emphasis. Well-rounded programs with strong fine arts and athletics. Large wooded lots and renovated older homes. Quieter streets, more privacy. Sewell Mill, Paper Mill, Blackwell Road corridor

Neighborhoods: Indian Hills, Timber Ridge
Zone 2

Lassiter High School

Known for its rigorous STEM curriculum and strong robotics and engineering programs. The Lassiter zone covers much of central East Cobb and includes some of the area's most popular swim/tennis communities at a broad range of price points.

Neighborhoods: Riverview, Shallowford Falls
Zone 3

Pope High School

The arts and community-focused option. Pope covers the eastern portion of East Cobb near the Sewell Mill and Paper Mill corridors. Buyers here often find larger lots and older, renovated homes at more accessible price points than the Walton zone.

History

A Brief History of East Cobb

The lands that make up present-day East Cobb were home to the Cherokee before the Gold Rush brought settlers to the region. Georgia awarded thousands of parcels called Land Lots, each roughly 40 acres, to eligible settlers during the Gold Lottery of 1832 and 1833. The Land Lot system is still used to describe parcels of land in Cobb County.

Two settlers, Samuel and Isaac Sewell, purchased property totaling 80 acres from Gold Lottery winners. They established the Sewell Mill, the ruins of which still stand on Sewell Mill Road. Many of the streets and schools on the antebellum map of the area were named for these early landowners. East Cobb at one time included the city of Chattahoochee Plantation, whose former city limit signs still stand on its borders.
